My Buyer Clients Want Your Home!

I have searched the MLS for any indication of this phenomena that I am experiencing the past few weeks, and have come up empty. Stats or no stats, I am using my 10 years as a Realtor to tell you the following:
There is not enough inventory!
and
If you are considering a move, now is the time to list your home!
For the sake of the reading public thinking that this is another Realtor taking a positive spin on the bad market, here are my clients:
Steve and Shelagh: Marlboro single family home with basement for his band under $250K.
Steve and Emily: Metrowest single family home under $450K with a few updates and in a neighborhood. Small town feel ideal like Holliston or Hopkinton.
Tom: Metrowest single family home that is newer for under $550K. Upgrades important.
Magaly: Metrowest, first condo, 2 BR ideal for around $100K. (only difficult part is finding a condo as a bank REO as opposed to a short sale!)
Krista and Mike: Single family home around $325K along Rt 495/MA pike towns
Tim and Lori: Holliston single family home around $700K in a neighborhood, usable back yard and a wow factor.
Ty: Metrowest area single family or townhome 3-4 BR for around $250K.
Merv: Framingham area single family around $450K with “room”.
The Metrowest towns have 1948 single family home listings (average Days on Market of 164) active compared to 1956 listings last year (avg. DOM of 153).
There are 1076 active condos (184 DOM) now compared to 1151 last year (163 DOM).
These numbers do not cry out to me that we are in any different of a market than last year. The difference is the amount of Buyers who are out there looking.
Mark these words, you will see some changes in the numbers over the next few months in our market. The stats most likely will be delayed, so I would give it to the July 2008 reports!
